You will find Chandler, Arizona in the Southeast Valley, just west of Gilbert and south of Tempe and Mesa.
Chandler is a fantastic landlocked community that incorporates 58 square miles. With cities surrounding Chandler entirely, and the Indian reservation to the south, Chandler’s prices continue to steadily climb due to few opportunities for further development. Chandler was developed significantly through the 90’s and 00’s and continues to grow today, although room for development is decreasing steadily. While you may be able to find a new build community here and there near the south east side of Chandler, you will more than likely be looking for resale homes in Chandler.
Chandler is a large city which boasts a population of nearly 240,000 as of 2020. Much of the appeal of Chandler is the location in the valley as well as the commute times. Chandler is nestled closely to the San Tan Mountains and sits right up against the Gila River Indian Reservation. This lends to a quiet community with some beautiful views. Chandler is just 25 minutes from Downtown Phoenix from the city center (24 miles) making it a fantastic option for someone who wants a short commute but doesn’t want to be near the city. Chandler hovers over 3 major freeway systems, (10, 101 and 202) making commuting a breeze!
Chandler homes prices average about 10% lower than their closest bordering city, Gilbert. This is primarily due to the age of the homes in Chandler and the inability for a lot of new development. New homes naturally sell at a higher price point, and those new home opportunities aren’t quite as common as in Gilbert, Queen Creek or San Tan Valley. Chandler is a fantastic community and their retail is phenomenal.
If you are looking for a short commute time and a beautiful community with great shopping and quick access to desirable Scottsdale AZ. Chandler could be an amazing city for you!
